Briefly about me! After living out of the country for 12 years in Indonesia, Pakistan and Dubai, my husband and I returned to Houston. I opened a retail store in Old Town Katy Imagine That Creations a one stop decorating accessories center. I worked with clients and Realtors, decorating and consulting for 5 years before deciding to close the doors in 2006 to get my real estate license.

There are probably 100's of small brokerages that do not charge a monthly fee... What I might suggest is that you look into a brokerage that has training and mentorship no matter what the split is or if there is a monthly fee.
Because it is not required to list all the addendums and Sellers Disclosure each agent can do as they please. I have always added all the addendums and Sellers Disclosure in order to make it easier for the buyers agent to process the offer. As for inspection reports the buyers own it and not all will send the full report to the listing agent to forward to the seller. Sellers Disclosure must be updated and if requested, the report must be sent.
It's important to know that not all states have an Option Period, with many buyers coming from other states or countries being able to explain the Option Period is important. Texas does not want this to be a "Buyer Beware State" buyers are protected from purchasing a property that may have problems not visible when they see it, so in order to protect the Earnest Money, they can put up a lower amount for the option to be able to pull out of the deal if the inspections show problems that the seller may not be able to fix or isn't willing to fix.
