Property Tax Appraisals


I wanted to give you a heads up that the county appraisal districts will start sending out appraisal notices to property owners by the end of April. These notices contain details about the appraised value of your property.
 
Should you find yourself disagreeing with the appraised value, don't hesitate to protest! I always encourage folks I chat with about this to protest. From my perspective, the number the county arrives at can seem quite arbitrary. Most homes end up with a tax value different from their market value because market value takes into account specific details about the local market. On the other hand, the tax assessor bases their decisions on more general information. 
 
Since Texas is a non-disclosure state, sold prices aren't readily available to everyone. That's why I recommend checking the value they assess against actual data and protesting if it's not on point. If you bought your home less than a year ago and they hike the value up higher than your purchase price, you can bring in your final closing disclosure, and they'll adjust it back to your purchase price. 
Be sure to check your letter when you receive it, you may have the option to protest online.
