Pam is an amazing realtor and we very much enjoyed working with her. She contacted us before we arrived in the Houston area to find out what type of home we were looking for so she could begin the investigative research. By the time we arrived she had our path forward all mapped out for us. She looked out for our best interest and was very honest with us and made constructive suggestions of things to consider negatively and positively. We put our entire faith and trust into Pam and she did not disappoint. We highly recommend Pam for anyone needing a fabulous real estate agent! Thank you for all of your efforts, Pam!

Pam is a superstar! In our search for a home in the Houston area, Pam was such a helpful and knowledgeable realtor. We were new to the Houston market and didn’t know much about the metro other than we wanted to be in the north. She showed us several areas and homes that we thought we were looking for; but through her expertise and understanding of our true desire in a home, she was able to show us a new build community that met and exceeded our expectations. Throughout the whole process Pam was along side and helped guide us to and through the finish line. Her professionalism and personal touch didn’t end there, she has continued to check up on us for the last 2 years since we moved in. We highly recommend Pam!

My husband and I have worked with Pamela Franks on 2 home purchases. There is no other realtor I would ever consider working with - she is quite simply THE BEST! Due to my husband’s career we have lived in multiple states and used multiple realtors. We were looking for house number 8 when we met Pam. She knew the market and worked tirelessly to find the best home for us. Pam stays in touch throughout the entire process and makes it seamless! After the sale, Pam stayed in touch with us as well. She has become a friend and worked hard to make sure we felt at home in our new community. She had been through “long distance” moves and understood our situation perfectly. The services she provides her clients are amazing - I have never worked with any other realtor who even came close to matching the quality and care that Pam brought to our home search and closing process. My husband and I relocated to Texas from California. A friend of his suggested we use Pamela. They said she was “top-notch” and that “we couldn’t go wrong.” They were right! It took us two trips to find our perfect house. Pamela is an expert on The Woodlands and showed it to us and the surrounding communities. On the first trip, we learned more about what we liked and didn’t like. We fell in love with The Woodlands community but also decided that having a new build was important to us. The Woodlands had no inventory, so Pamela took us to some stunning properties at Lakes of Creekside in Tomball. Lakes of Creekside is located a stone's throw away from The Woodlands; it is a new build, and was just perfect for us! Since moving in, we have contacted Pamela for recommendations and help, and she has graciously accommodated us. Pamela is more than just a realtor; she quickly becomes a friend for life, and we have recommended her to others moving from California.

My late wife and I had lost a newbuild in Woodforest to mold, which was a year long process and consumed us spiritually. I bought furniture in preparation for staying on in Fulshear where we had lived for 31 years. My wife knew Pam socially, and mentioned our plight. Pam took it on. With her extensive knowledge of the Woodlands, and indeed all of Montgomery County, she found us interesting listings often through the next month. There was always something wrong about our fit to each. One we almost bit on backed to a major street and thus had a traffic noisy back yard. Pam never tired. She never gave up on us or slowed a step. We were off to look at some properties near Lake Conroe that looked like interesting fixer uppers we might try if they weren't too much. Before we left, Pam said there's a new Woodlands listing I want you to see before we head up to the lake. Wow, it knocked us out. It ticked most all of our check boxes. The market at that time was red hot, and there were couples like us there at the open house. Once she knew this was it, Pam went into buying mode and advised us on how our bid could seize it, and it worked. Tragically, my wife passed before she could spend a night in here. This place is ideal for me and is her final gift to me. None of that would have happened without Pam. Her knowledge of the Woodlands is second to no one, and she has a relentlessly hard-working ethic. Once you bingo and are ready to make a bid, she's the perfect coach. And you need that in today's fast markets. Trust her, she'll be current. Pam has my top recommendation.... Alden Martin
