“We sold and closed in early May after about 60 days on market and for just about 94.5 of original list price, or 4.5 below the April Houston market average of 99 list-to-sale price. As far as plain numbers go, that outcome was somewhat disappointing, but not entirely unacceptable. Unfortunately, the overall experience with the process was the biggest disappointment. Our agent made several contradictory or misleading statements throughout the process, and dropped the ball completely on a couple of very key issues, causing us to question whether she had our best interests in mind, or the buyer s, or if she even knew what she was doing. Due to her inability to track and negotiate for every dollar and every addendum, and her apparent tendency to take the other agent s word on things, we ended up losing several thousands of dollars at closing on either incompetence or negligence or her part, or on unkept promises and outright lies from the buyer and the buyer s agent. Alex can and will get your home sold, and she will likely do it fairly quickly and at a price that may even track with current market trends. If you are the type of seller that is comfortable with simply trusting your agent to handle the entire process, hoping that she has your best interests in mind, and all you want to do is get the home sold and show up to sign on the dotted line, then Alex will definitely get the job done for you and you will likely be satisfied with the outcome. However, if you are the type of seller that demands accountability for every dollar, and do not want to risk several thousands of dollars to naivete or negligence, you may want to consider a different agent that is comfortable with more discerning clients. ”

“The short version: she botched the inspection process and mislead me about it , ghosted me on closing, and withheld thousands of dollars for 6 months. I am out a LOT of money because of her. One positive: Alex was flexible on agreeing to cut her commission. If you do work with her, you may be able to negotiate her way below 3 . The long version: I bought a house through Alex. I asked her to arrange an inspection with an inspector who I trusted his thoroughness caused me to back out of an offer I d made earlier through Alex . Alex agreed. I hadn t been impressed with her so far, so I later asked her to confirm that she had hired the correct guy, and she did. I decided to double check, and it turned out she hired someone else--her preferred guy, I suspect. By then it was too late to fix, and I d be out an option fee if I backed out. Alex assured me her guy was very good, and I decided to trust her. That was a mistake--he was dismissive of issues issues I spotted which later turned out to be valid concerns , and after closing, I realized that he missed a lot, including an active termite infestation which I found two days after closing , a structural problem in the kitchen, and the fact that the hot water heater was exhausting directly into the unvented attic a carbon monoxide risk, among other problems . If I had known even a fraction of this, I would have backed out. Alex then had a personal emergency arise, and she ghosted me without communication warning on closing day. I understand that things happen, but her cover was a woman who was busy volunteering elsewhere, and could not give the deal full attention. Due to other issues, during the option period, Alex agreed to refund a portion of her fee. Somehow, a paperwork mistake was made Alex blamed her office , and she didn t. Getting that money back was like pulling teeth--it took 2 months of back-and-forth and some missed deadlines, but I finally got the last of it 6 months after closing.”
