Zelda Cain, originally from Sibley, MS, lives in Houston, TX with her husband of 38 years, three daughters and their families. She is an active servant in her church, a proud grandmother of 4 and a humanitarian in her community. The SRES class will give you lots of information on marketing to this niche group of buyers and sellers. Education is always key and you will also get tons of resources to add to your database in order to assist the client in every aspect of their purchase or relocation. I’m not sure the house payment of $700 will cover the Principle, Interest, Taxes, and Insurance. Which means taxes and insurance will be an added expense for you and your husband. however 1) we have no down payment Based on the income you and your husband have on an annual basis it looks like you will qualify for several different down payment assistance programs. Each program have different qualifications and so a bit more information regarding your income, household size, credit scores, and where you are looking to live will be needed in order to direct you to the program that will work best for you. and 2) we have no idea where to start. There are homebuying classes that are offered throughout the City that will walk you through the process. In addition, I recommend you find a Realtor that works with first time home buyers and is also familiar with down payment assistance program options who can make sure you get the attention and assistance you need during your process. Not every Realtor and not every Lender has a history of the information you need in order to make your homebuying experience pleasurable. We’ve got two car payments each month as well as a personal loan we’re paying off and I have student loans, if that means anything. This means a lot. The lender is going to look at your Debt To Income Ratios in order to approve you for a home loan. Your monthly payments can cause you to have to wait a bit longer than planned to purchase your new home. Student Loans can potentially be a deal breaker all by themselves if you have not properly prepared. Unfortunately I do not have the time and/or space to fully explain. Based on your student loan balance, you may need to go the Conventional Loan route instead of an FHA Loan. If this is the case the Conventional Loan will require you
