Suzan Phenicie joins Martha Turner Sotheby's International Realty this year and brings a wealth of experience, accomplishments, and knowledge with her. Suzan grew up in the Texas Real Estate business, her father was a local Houston broker and a huge influence on her career. Through the years, Suzan has learned one important factor, the industry is always changing and it is paramount remain flexible and informed.
Understanding the market is key when estimating the value of a home. As a previous Economics Instructor, she believes that educating and guiding a client through this process is of the utmost importance. This can only be done through listening carefully, building trust and understanding the current climate of Texas Real Estate. Suzan's goal in every transaction is to become the trusted advisor.
Creating value in the real estate industry and helping others is her passion. She invests time in teaching C.E courses for the state and previously taught licensing courses at Champions School of Real Estate. She is a certified International Specialist and has completed the Texas Realtors Leadership Program.
A few of Suzan's past endeavors include VP of Sales and Managing Broker, Trainer and Assistant Manager, Government and Economics Instructor for Houston Christian High School. She is currently on the HAR Global Affairs Committee and a past member of the HAR Political Affairs Committee.
Suzan's education includes a M.Ed. from Houston Baptist University, Post Graduate work at Texas A & M University, and a Bachelor of Arts from University of Houston main campus, a Broker's License and a Texas Teaching License. Currently, Suzan is working toward a Master of Legal Studies at Texas A & M School of Law.

In the Real Estate arena pending means that the house has an executed contract. Within that time frame, the sellers may accept back -up contracts. There are several types of pending as well. Option pending which means the buyer is in the process of inspections etc.. the option means that the buyer has purchased time to decide if the house meets the buyers expectations. The option period may be a period between 5-12 days depending on the sellers and the area. The amount also varies according to the sellers acceptance of the fee. After the option period is over the house goes into pending or pending continue to show. Basically, the seller decides whether they would like to continue showing the house despite the contract or quit showing the home. Pending does not mean that the house is off of the market it just means that it is in contractual agreement and hopefully will meet all the standards required for closing.
