Hello John,\n\nI am sorry to hear of how hard it was for you to get a hold of any of the agents on the listings that you were interested in. Generally speaking listing agents are doing their clients a disservice as well if they are not calling you back to set up showings on their properties. To answer your questions... how long you wait it up to you... when you call and you have left a message (I would also text them), and you haven\'t heard back from them within 24 hours I would call their broker and see if you can get the answers you are looking for. At that point the broker will usually set you up with a buyers agent to schedule a showing for the property. This doesn\'t of course excuse the listing agent not getting back to you, and the broker will want to know.... but it will still give you an opportunity to see the property by asking to set up an appointment with a buyers agent :)\n\nHope this helps :)

What company is your clients preferred Home Warranty Company for Sellers Coverage and Why?

Hello Susan, \n\nMy clients preferred Home Warranty Company is OneGuard. Mostly because the sales rep is the one you call when you have an issue and not a 1-800 number to talk to several different people. Melanie Bowles is amazing and I get great reviews from my clients on her and her customer service and attention to details and attentiveness :)

How much down fo I need for a $200,000.00.Home

Hello Margarita,\n\nIt will definitely the loan type you qualify for... but here is a breakdown of the different loan types and the standard down payments you could expect. Remember that in order to get qualified it will depend on the lender and their minimal credit score as well as debt to income ratio requirements.\n\nVA Loans: Depending on the Veteran and the percentage of VA Benefits they qualify for you can expect to bring as little as nothing down for down-payment (this does not include normal closing costs) and as much as 3.5%\n\nFHA Loans: A standard FHA Down-Payment is 3.5%. These loans are generally for First Time Home Buyers or with purchasers that have minimal to average credit scores.\n\nConventional Loans: These usually run either 3% or 20% down depending on the purchaser. These loans are generally for those that are experienced int he home purchasing process and or have really good credit scores. \n\nSo to answer your question, the down-payment of a home purchase of 200,000 you would expect to bring 3%-20% down or $6,000 - $40,000.\n\nNow if you will be getting and FHA Loan also ask you lender if they offer any DPAs (Down Payment Assistance Programs). I have a lender that can get up to 5% DPA for FHA Loans. Now it is good to note that there will also be other expenses such as some title expenses, lender fees, and prorated taxes that are expected by the buyer at closing as well. However be sure to ask you Realtor about any seller concessions that y\'all may be able to get with any offers you submit. \n\nWith the right lender/realtor combo you can really bring as minimal as possible to the table, especially if you are qualifying for an FHA or VA loan :)\n\nHope this answers your question :)
