According to the MLS rules you should change it to Option Pending, Continue to Show because of the existing contingency.
It is hard, but try to find properties that are managed by individual landlords and not big box companies. Explain to the agent your clients' situation before even showing the homes. Normally landlords will request a higher deposit and individual landlords will be more keen to help than large corporations.
If you have a valid listing agreement, your seller should give you the indication of a "withdrawal" for the period needed to close on their house. That way you can relist the house. A terminated agreement will have you get a new listing agreement and b) your client will be inundated with calls from realtors trying to poach them. Be sure to put in AGENT REMARKS that it is only a temporary situation so they don't bother your client
