Hi Carl,\nYour steps are the same, other than a shorter time frame to close, possibly more negotiating power with a cash sale. You are still going to want to find an agent who is going to go to work for you to get you the best deal. \nGood luck on finding the perfect home!
The listing agent should have been clear with you upfront that he represents the seller, and presented a Information about Broker document. Out of courtesy and motivation to sell his listing he should have placed you with someone, (since he can\'t represent both fairly) or shown the listing until he had a referral agent for you. Agents show their own listings all the time, because they want to sell them. Communication should have been clear from the beginning.
