I believe its Marketing.Professional photography and videos are crucial for the property to show well. Also, make sure the home shows well. The market is tough right now and a lot of houses are sitting longer. Use social media to your advantage,its free and you can expose the listing a lot more to reach buyers.I also sent out a email blast to multiple MLS's not just Houston. I use propertyblast.com its effective and inexpensive.The more exposure the property gets a happier the client will be.I hope this helps.
