What year did new home energy efficiency regulation kick in within the Houston area homes.

All homes built after May of 2002 were required to have double pane windows, better insulation and more efficient AC systems. There have been additional code improvements since then, but that was the big one for the greater Houston area.Posted 10 years ago

Is an owner qualified to sign a disclosure form when they have not occupied the property for 2-1/2 yrs

Did you have an inspection of the property? I would hold the inspector responsible for items that they should have caught, but many items are beyond the scope of an inspection. The seller's disclosure does not contain items that a seller was not aware more...Posted 12 years ago

I am a professional real estate inspector. with supra key. Can you add me to your list of inspectors?

Mr. Lopez, agents like to refer inspectors that they have more information on, so I would suggest going to real estate offices and visiting the agents there to become more familiar with them, give them a sample report and answer additional questions more...Posted 9 years ago

I have a couple that wants to purchase a home from a builder that they found. And use me as agent.

Each Builder has their own contract and you won't be allowed to change anything, but you do need to make sure that everything that has been agreed on is written in it or under special provisions. It is very complex and I would recommend having your more...Posted 9 years ago

Listing Status Question

I usually receive multiple offers on my listings, so most agents will text or email and ask me what the current status is before showing the house and again before writing an offer. Once I have an executed contract, I am very quick to change the status more...Posted 10 years ago
