It's August 2023, and I'm Kelley Jacquinot, your trusted REALTOR® at JAX Realty Texas. Let's dive into the latest market trends for Valley Ranch to help you make informed decisions. 

Currently, there's a 2.71 month supply of Inventory in Valley Ranch. This means it's still a seller's market, and as inventory approaches a six-month supply, it shifts to a balanced market. Keeping this in mind, we are only looking at Valley Ranch as a whole and not in the Porter zip code. It's more hyperlocal to the neighborhood. I'd like to point out that some areas have section names within the subdivision that can skew stats.

Over the past 12 months, the monthly supply of Inventory has significantly increased by +46.49%. This means more homes are going on the market, and 46.49% sounds like a lot, but actually, we're talking about going from 13 active listings today to 8 active listings between 7/1/2022 and 8/18/2022 that also sold within the last 365 days. So yes, there may be more to choose from, but inventory is still low.

When negotiating, you'll be pleased to know that the List to Sold Price percentage is impressive for sellers at 99.7%. On the flip side, it means the offers are not typically over the list price, and possibly there may be some seller concessions if you ask for them. Overall, sellers are generally open to reasonable offers, providing potential savings for you. 

Don't wait around! The median days on the market are just nine days, meaning homes sell quickly. Being prepared and working with an experienced agent like me can give you an edge in this competitive market. Days on market are increasing for homes that may be overpriced. 

Lastly, let's talk about numbers! The median sold price in Valley Ranch currently stands at $280,000. This gives you a benchmark to assess property values and ensure you make a smart investment. ?
