In Matrix, classic single family search has a box "Finance Considered" in the middle bottom area, you can choose "owner financing" or in quick search single family, scroll to the bottom, there's a "Additional Fields" Add/Remove; click on that and it'll bring up a screen of "Frequently Used Fields". The box on the left "Available Fields" has all the fields you can choose. It's a long list. Use the "search" box in the bottom to look for fields you want to add, such as "Realtor Remarks". Once you add the field desired, go back to the quick search single family home page, the added field will be in the very bottom, where you can enter the value you want to search for in the Realtor Remarks.
Set the sold date range to 0-500 (150 days in 2024 as we are in May + 365 days in 2023); then click on quick CMA to see the Closed dates of the listings pulled up.
After an offer is accepted and option fees paid, then the status should show "Option Pending"! During OP no other offer can be accepted. I would in agent remark let agents know backup offer is welcome! After OP ends, MLS updates the status automatically to PS. Whether it's under OP or PS and then back to Active, potential buyers might want to know why it's back to the market but some don't care at all. There are all kinds of reasons the deal fails. I would again, in agent remark, let agents know why it's back on the market. OP or PS, IMO it's not about which one is better, it's about following the rules. When I see OP, as a buyer agent, if my buyer is interested in the property, I always call listing agent and ask if I can show the property and whether seller accepts backup offer. I always tell my buyers it might be available again after OP. When it's a seller's market, next buyer will show up in no time!
