Are there any condo's in the Spring, Klein or Cypress areas that have annual maintenance fees instead of monthly fees?

I have never seen any condos in Klein or Cypress that only charge annual fees. Your option might be a small home if your not wanting lots of space. In short: no. It is typical for condos to have monthly maintenance fees as they don't keep a lot of reserves in their bank account, they need monthly income to fund their operations.

I am not aware of any condo association that assesses fees annually versus monthly.

I have seen some smaller complexes that charge annually rather than monthly (it reduces administration), however I do not know of any in the areas you are looking.

If you are trying to get away from the monthly expense of condominium HOA fees, you may want to consider a small home or patio home. In many cases, the subdivision charges an annual fee to maintain the common areas (greenspace, pools, amenities, etc). I work in the areas you mentioned. The payments are usually made monthly to the condominium association. Each condominium community is different in terms of services and coverage, but typically water, sewer, insurance for common areas, and professional management are covered.

Condos by their nature have common elements to all the owners, and these need to be maintained, repaired, insured, etc. The monthly fees are used to pay for the common area of the building, landscaping, elevator service, custodial services, security, insurance, pool maintenance, recreational amenities, management, etc.

The maintenance fees are based on each units "Interest In Common Elements" the larger units will pay higher fees, naturally.
