Please do not search specifically for properties offering a BTSA. The search you put together for your client should be based on THE CLIENT'S search criteria and not your own interests. Our fiduciary duty to our clients as REALTORS is putting their best interests first.

For Re-sale homes it is usually mentioned in the agent remarks and as mls input bonus amount till a date. New construction they usually do not disclose it on MLS so you need to talk with the sales representative.
If you frequently service clients preferring Newly Constructed homes and there is no visible BTSA offer and your client has expressed and interest in the home, it does not hurt to ask the builder when doing due diligence, are there any BTSA's associated with the sale. The question can be asked with new construction or resale property. Any good realtor understands BTSA's are merely a bonus to the agent and should not compromise servitude.
I agree with Jim and Penny. Sometimes an owner will also provide a bonus incentive and that will typically be in agent remarks. We should not be 'searching' these out but providing our clients the best service possible. Any BTSA is just that....a bonus. Always be transparent to your clients and inform them of it. I will typically give part of it back to my clients as well but that is every Realtor's decision.
You should not be searching to find btsa’s. Your to put your buyers best interest ahead of any home having a btsa on it. However you can find that info on the agents full photo page on Matrix. It's next to the commission amount. BTW realtors, if you discount its on your side. The buyers agent always gets the full percentage. The person discounting should always take the lesser amount.
Typically new home builders are where you can find a BTSA. Most new subdivisions will offer a BTSA you can visit them, there website or call. The best option that I use is to visit the new home builder and get to know their inventory. Some of them also list on HAR if you set the criteria in your search to new homes only and you can possibly find it listed there with the commission rate.
