Good question. A home that is priced in alignment with the recently sold like-kind homes closest to you, and that is staged or in show ready condition, and that has a marketing plan in place for promoting and syndicating the listing, should sell within the days on market trends for the neighborhood/area. The market analysis done by your Realtor before the home was listed should have had the days on market (DOM) in the report. The average days on market trend for your neighborhood is a starting place for the length of time you can expect your home to sell within. If you want to sell faster than the average for your neighborhood, then you'll need to consider improvements to your home and possibly adjusting the price or a combination, together with an appropriate advertising plan/strategy for your property. Incentives are usually not needed when property condition, price, and advertising are right.
If you are selling your house by yourself, Hire a realtor, it can be one doing business in your neighborhood or one that has been referred to you by friend or family. If you already have a realtor, as a realtor abide by code of ethics we should not suggest anything that might intervene your business relationship with other agent. Answering generally about incentives i agree with other comments, keeping your home condition well, pricing it well according to market and doing correct marketing will sell the house.
Based on your question, I get the sense that you are working with an agent but are concerned that the sale of your home will be delayed because school is back in session. Certainly, the commencement of school has an impact on the pool of potential buyers. However, not all buyers are tied to the school year. Has your agent had a conversation with you as to how his/her marketing will change now that the busy season is over? If not, I recommend you ask that question post haste and get a concrete plan. That being said, if your home is: * in pristine condition * priced correctly * showcased with professional pictures * staged and shows well * promoted correctly incentives are not needed to motivate buyers. They will be knocking down your door! My recommendation is to talk with your agent and ask, of the equation above, what is missing? He/she should be able to pinpoint what needs to be tweaked especially given that the selling landscape is different. Hi T, Depending on which market area your home is located at, it may not necessarily take longer to sell it just because the school has or is about to start. Some markets are “hotter” than others, some have low inventory of homes and some don't. How quick the home will sell, is also going to depend on several factors- such as online exposure, availability to show, solid marketing plan and the right market price. If you’re looking to offer incentives to potential buyers, I can suggest offering residential home warranty, seller contributions towards buyer’s closing costs, lawn maintenance for 6 months, paint allowance- there are a lot of possibilities and options.
