I would certainly discuss the value of adding or asking for a home warranty with a buyer that is my client. I think sellers can use a home warranty as additional leverage and or an added plus to the sale of their home.

For me, I usually add home warranty for my buyers to at least protect them for the first year. I see lots of things fail shortly after closing and having home warranty can save buyers.

I was told by a former E&O employee the reason the home warranty is on the contracts is because they found it reduced litigation at least 30. Why wouldnt agents want to introduce their home buyer to the home warranty. Dealing with the time and expense of lawsuit paperwork, can take a toll out of agents day, and for sellers it is the only protection they have in the transaction. If that 30 has to do with repairs and replacements the warranty takes care of then its a benefit for all.

YES. Having it is always a safe bet, and personally, I'd rather have it and not need it than finding myself needing it and not having it. Also, there are many benefits for both buyers and sellers. For sellers, offering a home warranty can make their property more attractive to potential buyers as is provides assurance that any unexpected repairs will be covered for a certain period of time. For buyers, a home warranty can provide financial protection against unforeseen expenses that may arise after purchasing a property. I hope that answers your question!
