I am not able to show I can pay 2, 3, or 4's times rent- However, I do have 4 permanent income sources- 1 CPS, 3 1099's- I have owned an LLC for 3 years, and the other income is for 1 year. Combines 5400 /mth. I Can also pay a higher deposit. Any leniencies?

Belinda, Great question! The lowest I've seen a landlord accept is 2.5 times the monthly rent. This is a safeguard for the tenant as well, as especially this very minimum standard has proven to make for an extremely strict budget considering utility bills, insurance, car payment, gas, groceries, daycare, etc. Plus none of this accounts for emergencies that are bound to pop up. Landlords want to ensure that they get paid on time every month and that they don't have to make a person's situation go from bad to worse by having to file for an eviction after a tenant realizes that things are too financially overwhelming. Hope you are able to find a property that fits within your budget!

Fortunately finding a landlord that can handle your scenario may be best. However, verifying an Income and or self employment income or gig income or 1099 income is not as hard to verify as most people think. Income can usually be verified by the last few years tax returns or a transcript. Income in some cases can also be verified by the actual 1099s. Some income can be verified by the use of a few months bank statements. Depending on the source and your tenure of working in a particular field, some landlords may accept a letter or a verification of employment/ income form.
