I recently had a deferred adjudication and now it has been a year since. Am i able to apply for a apartment with no issues or will i need to search for 2nd chance leasing?
Happy New Year! Great question! While I do not have a specific source for you, I do have a little insight on the topic for you! First of all, it highly depends on what your specific set of circumstances is (Broken lease, bankruptcy, eviction, credit issues, etc.). The worse your case, the worse off your chances become. Things that I have seen help less than desirable tenants:
1. Work with a direct owner rather than management company. 2. Offer a higher Security deposit. 3. Offer to pay some extra rent up front. 4. Great income. 5. Providing and up front letter of explanation.

Working with a single landlord who is free to make their own decisions will be more beneficial to you than trying to rent from a big company. They will likely require a larger deposit and possibly more per month, but it would give you the ability to start re-building.
