Usually condos don't appreciate in price a lot. It's a good investment opportunity as well as a townhome if properties are in desirable location. But remember that condominiums have much hinger HOA fees, especially high-rises. So make sure that numbers on your investment are very conservative, in case the property will be vacant while you are looking for a tenant - you still have to pay those HOA. The resale values on condos and fee simple townhomes both follow the local real estate market, but condos seem to be much more variable in price. Fee simple townhomes have much lower HOA dues than condos and generally have better resale values.
