When do you think houses for sale will peak in number?

Hi. I've been looking for house of TH in west Houston, Spring Branch, Brays Oaks, etc since November. I've bid on (at over asking price) and lost to cash offers on two properties that I really liked. But, for over a month now there really just hasn't been many houses that are similar to what I am looking for. I am new to Houston and a first-time home buyer. I am curious when you think the market gets its hottest in terms of houses going on the market. Mid May? June? Thanks.

Normally over the summer is a peak in pricing but you have more houses on the market in the summer as well as opposed to the winter when values are a bit lower but there is less to choose from so it's a give and take in that respect and also remember the prices will be marginally lower.

Peak season for listings is typically April through July, so you should see more homes to choose from soon.

Last year wasn't "normal" by any stretch of the imagination. But GENERALLY the peak listing season is Spring and the peak selling season is Summer... and yes, the school year is often a major factor, particularly for neighborhoods with lots of families. Generally speaking families move when the kids get out of school and everybody wants to be settled in before the new school year arrives. So in general terms .. March, April, May are LISTING months.. where sellers are putting their homes onto the market in anticipation of moving and May, June and July are the buying months...where most of the available inventory added in the Spring is purchased. Again, this varies according to specific neighborhoods and pricing, but as a general rule ... your highest inventory levels have traditionally been in the Spring.

Historically the typical peak in the Houston area as in many areas is in the Spring and Summer. We have had an unusually long dreary winter for this area (more overcast, rainy days and temperatures below normal.) I believe this has suppressed sales in the area for the first quarter of this year. Predicting the future is difficult with so many factors to consider including interest rates, the local and national economy, and area population growth to name a few. I hope this was helpful! Good evening, Elliot! Yes, Spring and Summer are usually the times with the highest inventory, but it has been VERY slow thus far. I'm not sure why so few people are selling a the moment, but as the school year winds down, I'm expecting to see more homes come quickly on the market. Best Wishes! I have also been searching that area for a buyer and we lost over asking with cash, we are waiting. *Generally speaking April - June are the best for new inventory.Some inventory is out there just not on MLS have you tried new construction? Little negotiating no bidding wars,The first people that buy in a development get the best rates and you could pick out your finishes.
