While I cannot personally vouch for this company, as I have never used them, I liked hearing what Empire Industries, LLC, had to say when they stopped by my GRI class. This company has a specifically outlined Eviction Program, they have a Pet Guarantee and a Tenant Guarantee. Regarding those last two guarantees: If they vet a Tenant and that Tenant breaks the lease, this company will continue paying the Landlord until the lease term expires; and if a pet damages property they have a program in place to repair that damage to your property. Call Montana Simerson at (562) 310-9402 for the details. She\'s the Marketing Specialist that came to GRI class just a couple of weeks ago. Their website is www.EmpireIndustriesllc.com. \nBy the way, I am a veteran commercial property manager (malls, office, retail and industrial) with 19 years of experience. I think it\'s very wise of you to pass this aspect of your work along to someone or some entity with experience (and insurance coverage)!

Good morning John, \nYou pose an interesting question because you may inadvertently find yourself steering your clients or customers. But to answer the question, pure and simple, one customer I worked with specifically asked me to find him a home in the Heights area because of the so-called nightlife and weekend activity there. Bear in mind, that customer (not client) was a 22-year-old man. Other clients have requested Midtown and others have requested staying near City Centre. The commonality seems to be proximity to retail shopping, dining and social activity. Good luck with your clients!
