This is effected by several different variables -- such as city and county ordinances, the electricity provider, how far the utility companies will need to run pipes, cables, etc., if any neighboring lots already have services, plus several other factors. It can be a lengthy and costly process, and ultimately up to the owner/builder if it will be worth it. \n\nRemember, when your client is considering purchasing land that will need utilities installed, do not make any promises to them about how the process will go or what is available on that specific piece of property, or you and/or your broker may be liable for making false claims in order to make the transaction happen. \n\nSo as you represent and advocate for the buyer, make sure they have ample time during the option period to do their due diligence and get answers to these questions.
The current listing agent is absolutely not allowed to use the photos of your original listing without permission. And technically, those photos belong to the photography company you originally hired to take them. You should report this to the MLS and contact the broker of the listing agent.
