I am looking for a competent agent to service upscale lisitings and buyers

Using the HAR.com tools to slice-and-dice the data for your inspection will serve you well. My suggestion would be to search for \"similar\" properties/clients that you are representing .. ie. set your search criteria for the same price range, the same sqft, the same area of houston, the same type of amenities (pool, number of bedrooms, etc.) and then open up the listings and look closely at the results. What does the photography look like .... is it professionally done? Does it LOOK good? Are there specialty shots like ones at twilight, or aerial shots --- (which can cost a bit more) or are they just plain vanilla point-and-shoot shots with little visible artistry? Are the photos captioned?... just the names of the rooms ... or also the dimensions of each room in the photos .. or also a bit of description about what\'s \"in\" the photo? What is the language like ... does it seem like the author just pulled a bunch of words out of a thesaurus ... or do the captions and photography engage you and give you pertinent information? What other marketing is used ... do they use floor plans or other visuals? (ie virtual tours, narrated tours, etc.) I create digital interactive floor plans where the photos \"launch\" out of the floor plan so now all the photos \"make sense\" and it uploads right onto MLS, so the agents who use me are spending more than the average agent on their marketing, but their focus is on showcasing the Seller\'s property. In my experience, luxury clients expect \"more\" and you need to perform at a higher level in order to address their needs for their properties. Luckily for you, you can use the HAR.com tools to sort the existing market however it suits you and then compare the results right in front of you apples-to-apples and be directed to the agents who seem to fit your criteria the best. Where should I advertise my listing internationally?

Wherever you choose to market your listing (and there are some good suggestions here), you may consider having foreign-language materials created in the language of your target market. I create foreign-language interactive floor plans for my clients that can also be put onto social media, FB, Twitter, individual property websites and emailed out to inquiries. We\'ve translated and typeset the floor plans and amenities text in both Farsi and Chinese (samples are on my SMARTePLANS website.) Doing so not only boosts the range of the marketing for that individual property (one buyer of a Houston luxury condo was actually located in Hong Kong), it expands the business circle of the agents who have since picked up additional clients wanting the same level of global marketing.

I\'m new to Real Estate and want to know the names of neighborhoods by zip codes. where would I look?

In the top menu bar of Har.com ... mouse-over NEIGHBORHOODS and the roll-down menu will show you several choices... near the bottom select ZIP CODES. Select the zip code of choice from the array displayed. When your zip code launches .. you\'ll see demographic info, a map that outlines the boundaries and if you scroll to the very bottom you will see a (clickable) listing of neighborhoods / subdivisions within that zip code. Because they are clickable ... if you want more than just a neighborhood listing, you can click on any neighborhood to drill down to get more in-depth information about the neighborhood.
