Darby is correct. That might be hard to do because it really depends on how the listing was set up.
A survey should be done as soon as possible, especially if there have been any additions to the home which could cause encroachment issues. Determining who pays for the survey is outlined in the contract. You can either order the survey through the title company, or pick a survey company of your choice.
Your question was answered very wisely by several Realtor already, but I wanted to chime in and say that it''s hard to determine the value of your own home without having previous experience. Unless you had a nearby neighbor recently sell their home with an exact replica of yours, you''ll have to make the appropriate adjustments to the comps. If you want to sell by owner, you''re better served by hiring an appraiser. That won''t help with marketing the home and negotiating the overall deal, but at least it will give you a starting point. I can''t tell you how many times I''ve negotiated deals where the other party didn''t know what they were doing. This ultimately hurts the inexperienced seller, or even their respective Realtor.
