As a property manager, and the owner of a property management firm; I am often asked many questions about our leasing process.

Common questions often involved:

  • What is your leasing criteria?
  • Would you take our client if they have (insert a particular issue)?
  • How do we get into access your property?
  • How long does it take to process a application?

To help alleviate the questions, our property management firm has built a landing page to explain various element of the process.

  • Expectations of Buyer's Agent regarding showing the home
  • How payments will be handled
  • Our leasing criteria
  • What we expect Buyer's agents to do when client is applying
  • The application process for the property
  • The process after your clients have been approved and expectation for clients to complete prior to moving in
  • A form to fill out if your not sure if your clients would qualify for us to review prior to submitting a application (optional courtesy review)
  • FAQ of common questions about our fees

As per our new HAR and NAR guidelines, we are trying to list our properties as "Coming Soon" section if they are about to come in market and will need repair. This is why they will be listed as we post those properties on our website with notice of date available to rent set in future.

Also, our properties that are able to be shown will be listed with CSS/ShowingTime, so agents can feel free to set appointments for available properties through there services. We do request feedback.  If agents are showing, we do ask them to follow precautions outlined in the TAR guidance for accessing rental property form.
