Buyer’s Brokers-the ABR Designation

Buy your home through an Accredited Buyer’s Broker.  You will then have an agent on your side in the home selection and negotiations process.  This agent is legally obligated through the Buyer’s Brokerage Agreement with you to represent your best interests in the transaction even if the Seller pays their commission! This means they must reveal anything they are aware of that may negatively affect the property or value.  They will give you information on comparable sold homes in the neighborhood and help you evaluate them to guide you with what price to pay for the home you have selected. An agent showing you homes as a sub-agent of the Seller cannot do this as they are legally obligated to obtain the highest price for the Seller EVEN if they are not the listing agent.
