Repairs: When selling a house, it is important for sellers to address repair issues before the house is put up for sale. Some sellers may think “If I am going to sell the house, why should I put any more money into the house?” First of all, buyers are looking for a house, not a project. Neglected repairs tell buyers that the house has not been maintained; therefore, begs the question of “What other repairs are lurking behind the walls?” Buyers do not want to take on repairs which will require time, money, and the know-how. Sellers, on the other hand, have the luxury of time to: investigate the problem, get a second opinion/multiple bids for repairs, and have repairs addressed. Ideally, sellers should make the repairs and transfer all warranties to the buyers. If funds are not available to address the repairs, seller should disclose the repair issues on the seller’s disclosure and an allowance should be offered up front to the buyers . A well maintained house conscience allows the buyers to focus on the positive features of the house, resulting in a quicker sale and more money to the seller.
