New Rental Community Nears Completion in Houston

Leasing is in full swing at Landmark Properties' inaugural build-to-rent community in Houston, The Everstead at Windrose. Based in Athens, Georgia, the developer anticipates completing this new community by summer.

Located at 7801 FM 2920, just south of the Grand Parkway in Klein, The Everstead at Windrose is set on a 22-acre triangular plot. The community offers a range of rental options, including single-family homes, townhouses, and cottage-style homes, with sizes varying from 758 to 1,871 square feet.

Landmark acquired this land in September 2022, started construction in October 2022, and opened its doors for leasing a year later. The first tenants moved in on October 27. According to Jonathan Bove, Landmark's executive vice president of management services, the project, undertaken in partnership with Principal Real Estate Investors, has seen about two-thirds of its units built, with over half already occupied.

A grand opening celebration is scheduled for May 17. Rental prices start at $1,750 for a one-bedroom home and $2,270 for a three-bedroom home covering 1,580 square feet. Prices vary for the largest units, which include four bedrooms, 3.5 bathrooms, and a one-car garage.

Each home boasts modern amenities like quartz countertops, stainless steel appliances, spacious pantries, hardwood-style flooring, full-size washers and dryers, ceiling fans, walk-in closets in the main bedroom, and private patios with backyards. Select homes also feature 10-foot ceilings, an attached garage, or a storage room.

Community facilities are complete, offering a resort-style swimming pool, fitness center, playground, grilling area, dog park, hammock garden, bocce ball court, and a coffee bar.

Having initially focused on student housing, Landmark launched its build-to-rent division in 2021. Its first project under this new venture was The Everstead at Madison in Madison, Alabama, which also began in September 2022 and is expected to finish around the same time as The Everstead at Windrose.

Construction on Landmark’s second Houston-area build-to-rent project, the 190-unit The Everstead at Conroe, started at 7711 Longmire Road earlier this year.

Bove explained that the transition from student housing to build-to-rent was a smooth shift. The design of their properties, typically collections of cottage-style homes with central amenities, suits both students and the build-to-rent market. This approach caters to students and appeals to empty-nesters, providing a unique product for diverse demographics.

By offering various types of rental homes, Landmark aims to create welcoming, well-designed neighborhoods accessible to a wide range of tenants. The Everstead at Windrose also benefits from a pedestrian link to the nearby Benignus Elementary School in the Klein Independent School District, enhancing its community appeal.

With more than 4,800 rental homes under construction across Greater Houston, The Everstead at Windrose is a significant addition to the region's expanding rental market.
