Avoid Costly Home Repairs with These Proactive Home Maintenance Tips

Hello, and a very happy August 1st to you. Did you know that two-thirds of homeowners who experienced home repair issues admit the problem could have been prevented with a bit of proactive maintenance. In addition, 67% say unexpected home issues have affected their mental health, 80% say it impact their job, while 63% say the problems have affected relationships with their partner and children. That being said, here a few preventative steps you can take to avoid costly repairs and keep your mental health intact while maintaining your happy relationships at home and work.

  • If you notice missing or damaged roof shingles, call a roofing specialist to do further inspection and repairs where necessary.
  • Check your gutter's clogging points and make sure your downspout drains are away from the foundation before flushing gutters with a hose. Don't forget to clean gutters at least once a year and call a pro to check the hard to reach spots.
  • Make sure to Trim trees to remove branches that are touching or overhanging near or on your roof, as well as branches that are overhanging near your gutters, to prevent damage. You may need to hire a pro for this.
  • Water damage can be costly, so always check wet, and other areas for plumbing issues. Smart devices with leak detectors in bathrooms, kitchen, and washroom may help to prevent costly repairs. Also, keep in mind when it comes to home repair, it is better to call a professional than attempt to do some fixes, such as plumbing work yourself. Just an FYI:)
  • For your hot water heater - help prevent sediment buildup by flushing your hot water heater annually or hire a pro to do it for you.
  • Remember to clean your dryer exhaust vent at least once a year.
  • Check your breaker box every three months for signs of rust, moisture and dirt.
  • In addition to doing a bi-annual tune-up, make sure to change your HVAC filters every 30 to 90 days to keep your system running efficiently and avoid costly repairs.

As always, thank you so much for stopping by, and remember, if you are thinking of purchasing your new home, or selling an existing one, please give us a call. We are here to help. We have been helping home buyers and sellers 12 years and counting. Until next time...Diana
