I often am asked about home upgrades before listing and whether they are worth it. The answer to it every time is: IT DEPENDS!
Sometimes homeowners see the flaws of their homes and it drives them crazy; it makes them assume a buyer would be bothered by them as well. However, the phrase you are your own worst critic is also to be said for some situations like this. A small tear in some wallpaper is an easy fix, probably worth it to patch if it makes sense, right? Would that matter enough to a buyer to not go through with a purchase if you didnt repair it? What about those outdated kitchen cabinets? Well, again, it depends....are they falling apart? Do they need to be resurfaced? What makes you think they need to be replaced? Lets just assume for a moment that you are really set on replacing those cabinets. Now, lets think of the cost of that. Its important to find out from an agent AHEAD OF TIME if putting that large amount into new cabinets will yield a dollar-for-dollar increase in your homes value. More often than not, the answer is probably not. But does it add enough value for it to make sense to do it? Thats to be determined by you, of course, the boss of this transaction.
Before spending your money on items to fix up or spruce up your humble abode or castle, consult a real estate professional to see how it does or perhaps does not add the value you hope to see.
