I assist with Katy rental homes but not in your other areas. Property management companies are also a great resource. It's unlikely that any one person will help w/ all areas you listed. In order to make the best of your and your realtors time it's optimal for you to narrow down the area first and then find a realtor.
Realtors can just setup a search for "pending" properties - this will notify them right away when properties go pending. As fast as things are selling now someone could just do a search for new active listings. Bear in mind that nobody is too excited to be solicited. As a non realtor it's more difficult but can still be done.
You need NOT be a member of har to get foreclosure listings. Simply go to har.com - click on 'find a home' at the top - then simply click on 'foreclosures' and that is how a simple search is done. Enjoy.
