That is a dangerous question as there should not be any set fees. I do commercial landlord representation and charge 4% on an renewal if I am the only Broker involved. However some landlords negotiate on that and it is entirely up to you how you value your time and how much work is involved in putting the renewal together. as far as the notices are concerned, if you are managing the property then sending notices etc should be included in your property management fees. I charge 3-4% depending on the property.
Yes there are many property management companies who will look at your individual situation and then make a decision. Write a letter to the landlord or the Landlord\'s agent and send it in with the application. If you have a Realtor helping you, ask them to talk to the landlord\'s agent to see if they will work with you.
Hello Kingslea\nYou should be careful in letting a Realtor be a property manager unless that person has permission from their Broker to do so. If a realtor is doing property management, then it has to be under the Broker\'s name and not their own. Not doing it like this puts the Landlord under tremendous liability. You should therefore try and hire a property management company as they will be professionals and will do a better job.
